The master plan proposes a cluster of five buildings, a new urban square, cafes, restaurants, and retail outlets. Pedestrian routes extend the urban grain of surrounding streets and converge on the plaza creating a hub of social activity. This activity is supported by the LUAS red line extension passing along the northern edge of the plaza.

Building 01 comprises two eight storey finger blocks flanking a central atrium. Floor plates 19.8m deep, are linked across the atrium by connecting bridges and breakout spaces. Building 01achieves a BREAAM ‘Excellent’ rating and a net to gross of 76%.

Building 02 comprises a single finger block overlooking the river. Floor plates 19.8m deep, are sub divisible into two tenancies to provide cellular or open plan office space upwards of 720sqm. Building 02 achieves a BREAAM ‘Very Good’ rating net to gross of 80%.
