Sherrif Street, Dublin 2
Commercial Offices, Retail and Leisure / 104,190sqm
The proposed development creates a dense mixed use scheme on a triangular shaped urban block flanking Irish Rail marshalling yards. Central to the design is an enhanced public realm, positive ground floor uses, an integration of ground and podium levels and an extension northwards of the Docklands linear park from the River Liffey to East Wall.
Planning approval has been secured for the first phase of development - 32,250sqm of office, multi media library and café representing net to gross of 81% and a plot ratio of 6.3 to 1. The second phase comprises 104,190sqm being 8-10 stories of office and medical use above a retail podium of large retail box, secondary retail and leisure. Servicing of retail units is provided at grade as is emergency vehicle access. Office and medical floor plates at podium level are accessed from street via lifts, stairs and escalators.
