The site is a former market garden located to the rear of Dollymount Avenue. Each of the original 1930s houses on Dollymount Avenue had a corresponding long narrow plot for a vegetable patch. These were amalgamated over the years into a small market garden enterprise. The other boundary of the site is adjacent to and faces the leafy grounds of Manresa House.

There are 25 houses, mostly semidetached homes. Each house is 3 stories above ground, and on one end of the site there is an additional sunken level for the family room. They are designed to deliver low energy homes and provide generous family accommodation. The rear gardens face south and the front entrances and private access road face the grounds of the Manresa. It is an example of maximising an infill suburban site, while providing excellent space, light and amenity for future residents.
