The 0.89ha site sits at the edge of the North Dublin Town Centre, fronting the Malahide Road. While the Malahide Road is a primary artery into the city, it lacks any coherent urban form south of Clare Hall Shopping Centre. In response the design creates a strongly sculpted urban block presenting a robust edge to the road, reducing in scale eastwards.
A double loaded atrium block, 7 to 5 stories above a double height podium, forms the robust edge. Return finger blocks provide dual aspect duplex apartments creating a series of sheltered residential courtyards. In total 198 apartments are provided. The ground floor provides 6,400sqm of dual fronted retail units. An intermediate floor provides 4,700sqm of office/enterprise use. A two storey basement provides service access & parking for 420 cars/280 bicycles. The proposal achieves a plot ratio of 3 to 1.
