The development located at the IDA Business and Technology Park, Garrycastle, Athlone, will consist of a 3 storey office building of 4,180sqm gross floor area.
There were a number of site constraints that influenced the design. An existing 4.0m wide services wayleave runs along the eastern boundary, a designated wildlife corridor (Creggan LAP) is located along the western boundary with the river AI, an existing occupied property to the south and the proposed new link road to the north. The positioning of the building was influenced by the site context and constraints but also the requirements and objectives of the Athlone Development Plan (2014-2020) and the Creggan Local Area Plan (2010-2025).
