TOT Architects were employed by IRES Fund Management Limited, to design a mixed use development for this site, with retail use on the ground floor and apartments on the upper floors. The scheme includes new car parking in lieu of permitted storage area in the basement Level -3 for the residents of the proposed building directly underneath the proposed development. The site is located on West corner of Beacon South Quarter between Blackthorn Road and Blackthorn Drive, opposite the Beacon Hospital in Sandyford.
The building is designed as a composition of a three residential blocks over a double height retail space and Crèche unit on the ground floor with a Landscaped Courtyard on the first floor. The fourteen storey tower located directly at the junction of Blackthorn Road and Blackthorn Drive is the tallest block of the building. The second residential block along Blackthorn Road will have nine storeys with a plantroom on the roof and the third block along Blackthorn Drive is designed to be eight storeys tall. The proposed residential blocks will contain 12 one bedroom apartments, 59 two bedrooms apartments and 13 three bedrooms apartments.
