TOT were appointed to design and deliver a 150 bed aged care facility to add to Mowlam Healthcare’s growing portfolio. The building consists of two offset interlocking 3 storey blocks around two courtyards, enabling continuous engagement between the internal areas and the external gardens, courtyards and terraces. The facility is intended to be much more than a building. It is a concentrated and dynamic collection of strategies in care, cooperation and living. It is the sum of functional, technical and creative solutions with the common goal of resident-orientated care and responding to the existing context and in line with the original masterplan for the shopping centre site.
The nursing wards on every floor are articulated into two groups, each of which is laid out about a landscaped courtyard and terrace which creates both secure inner courtyard spaces and outdoor garden areas. Situated at the point of intersection of the two blocks are nursing + support services, dining/lounge areas and the main vertical circulation. The positioning of the central living/dining area allows easy access for both residents, staff and visitors. The courtyards and terraces provide outdoor spaces that can be used throughout the year. The residential/bedroom units are set out around the courtyards and terraces, ensuring simple orientation by virtue of the enclosed circulation routes which act as filters between the private, semi-private and public realms. Natural light entering through the courtyard space enhancing the easily navigable spaces.
